What Is FSBO Assist?

This service is designed for homeowners who want to sell privately but still need the expertise of a licensed real estate professional. It empowers homeowners to sell their own property while retaining professional agent support — eliminating traditional commissions of up to 3.3% including GST.

You remain the seller.We provide the professional support.

Key Requirement — Open Form 6

Before we can assist, an Open Form 6 must be signed. This legally authorises us to negotiate on your behalf and allows us to provide the services you select.

An Open Form 6 must be signed by the seller prior to agent involvement. All fees are by agreement, invoiced upon completion, and payable within 7 days.

Fee-for-Service Menu

A. Inspections With the Agent Present

$150 per hour

  • Property Inspections / OFIs
  • Building & Pest Inspections (generally 1 hr)
  • Finance Inspections (generally 1 hr)
  • Final Inspections (generally 1 hr)

Includes all inspections and open-for-inspections (OFIs), not limited to those listed above.

B. Negotiation Assistance

$250 per buyer per contract

Covers negotiation of price, terms, and special conditions.

Each separate buyer or contract constitutes an individual engagement.

C. Successful Completion Fee

$5,000 + GST

Applies where the agent has been involved in both Sections A & B and the contract becomes unconditional.

For sellers who begin privately but later want full agent management.

Option 1 — FSBO to Full Agent Management

1.1% incl. GST

  • Maximum total commission cap: 1.5% incl. GST
  • All advertising costs paid by seller
  • Fees from A, B & C are counted toward the cap

Option 2 — Exclusive Agency Agreement

2.2% incl. GST

  • Seller pays advertising upfront
  • Traditional market commission: up to 3.3% incl. GST

Consultation-Only Service

For sellers who want guidance without agent involvement in inspections or negotiations.

Billed in hourly increments. Can be engaged independently of Sections A, B & C.
