HOW WE MANAGE YOUR INVESTMENT

  • Firstly, we will appraise your property to gauge a realistic current market rental value.
  • When you engage us, we require a signed management agreement, PO Form 6. We will prepare this document and send to you for your review and signing.
  • We then market and advertise on numerous portals to maximise exposure and reach a larger audience.
  • Through screening of potential tenants and complete background checks. Our main criteria is that the tenant will look after the property and pay the rent accordingly. Who lives in your property will be your decision. We will never approve anyone without your say so.
  • Prepare leases, lodge bonds, and other necessary paperwork.
  • Collect and process rental payments from tenants and distribute to you at the end of the month with your monthly statement.
  • Conduct regular property inspections as allowed by law to ensure the property is well maintained, safety standards are met and any damages are noted for repair or assessment when appropriate.
  • We manage all compliancy laws including smoke alarms, pool compliancy, and any water compliances.
  • Oversee any maintenance and repair as needed or requested by tenants.
  • Manage contractors, pay invoices. We can pay your council rates, body corporate fees, water bills, and any other due payments for you.
  • Manage tenant relationships including responding to tenant inquiries and requests.
  • Ensure that tenants are abiding by the terms of their rental agreement
  • Ensure compliance with local laws and regulations, sent appropriate RTA notices as required.
  • Resolve tenant disputes, handle eviction notices and court proceedings if necessary.

INSPECTIONS

Entry Condition Report – Entry Condition Reports are documents that provide a snapshot of the state of a property at the beginning of the tenancy. It is essential to capture the initial conditions of the property and to compare against any future changes that occur during the tenancy.

Routine Inspections –A routine tenancy inspection is a periodic inspection of a rental property that is conducted by your property manager. The purpose of these inspections is to ensure that the property is being maintained in accordance with the terms of the rental agreement and to check for any damage or help to identify any potential problems before they become serious issues.

Exit Condition Report – Exit Condition Reports are documents that provide a snapshot of the state of a property at the end of a tenancy. They are used to capture any changes made during the tenancy, as well as to document any outstanding issues that need to be addressed before finalizing the bond refund.
